The original £36.2 million budget for the Sub-Regional Stadia Programme, earmarked in 2011, would hypothetically need to be adjusted to approximately £59.4 million in 2025 terms to account for increased construction costs, based on the UK Tender Price Index (TPI).
This index measures changes in contractors’ pricing levels for building projects over time.
To arrive at this figure:- The TPI (base year 2000 = 100) averaged around 138 in 2011 across its quarterly values (Q1: 138, Q2: 138, Q3: 138, Q4: 137).- By Q3 2025 (the current quarter as of September 12, 2025), the TPI stands at 226.- The inflation factor is 226 / 138 ≈ 1.64.- Adjusted budget = £36.2 million × 1.64 ≈ £59.4 million.This adjustment reflects construction-specific inflation, which has outpaced general consumer price inflation due to factors like material costs, labor shortages, and supply chain disruptions (e.g., post-Brexit and COVID-19 effects).
Note that actual project costs could vary further based on location, scale, and economic conditions, and the Irish FA has estimated total needs at up to £200 million for all related upgrades, far exceeding even this inflated amount.
